				<div class="et_pb_toggle_content clearfix"><p>The site consists of one contiguous 794-acre land tract and holds an existing entitlement, put into place in the 1970s, for the development of 305 homesites. Given that Alpine County is 96% national forest, and of the 4% that is privately owned, very little is or can be zoned for denser residential or commercial development due to the tight growth restrictions in the County Master Plan, this was a unique and rare opportunity to acquire densely entitled land in an area of California with very little density available.</p>
<p>The site location is just outside the Markleeville city limits, with direct access on the main state highway that runs through the center of town. Situated near the California-Nevada border, Markleeville has an undeniable small-town look and feel, yet its proximity to major population centers and local attractions is quite impressive.</p>
<p>The site is easily accessible, beginning at State Highway 89 at an elevation of 5,500 feet and gradually climbing to a peak elevation of nearly 6,700 feet, providing spectacular short and long-range views of the snow-covered caps of the surrounding Sierra Nevada mountains. There is a significant existing network of compacted dirt and gravel roads that will ultimately form the basis of the land plan in terms of future lot and amenity locations. Aside from these roads, there is nothing else on the site in terms of existing infrastructure.  The topography of the site presents both sloped and level terrain areas and overall offers a nicely suitable palette for real estate development.</p></div>

				<div class="et_pb_toggle_content clearfix"><p>The East Argent Planned District Development (PDD) was originally envisioned and approved by the City of Hardeeville in 2005 for over 12,500 residential units across 7,350 acres. In 2018, Argent Land Holdings (ALH), a subsidiary of American Land Holdings, and a real estate fund managed by Inland Capital, committed to investing more than $20M to complete the Central Loop Road (connecting Hwy 170 and Argent Blvd) and related infrastructure.</p>
<p>East Argent is directly in the “path of development” from Hilton Head Island, to Bluffton, to Hardeeville down US Hwy 278. The property is 15 minutes west of the historic Old Town Bluffton, 25 minutes west of Hilton Head Island, and 35 minutes north of Savannah, GA. The Hilton Head Island, Bluffton, and Beaufort metro area was the 12th-fastest growing community in the nation from 2014 to 2015, according to statistics released by the U.S. Census Bureau. The area is home to premier communities, including the award-winning Palmetto Bluff, a 20,000-acre waterfront community owned by Crescent Communities; Hampton Lake, the Reed Group’s highly successful lake property; and Del Webb’s Sun City with over 8,000 homes.</p>
<p>Significantly, a number of large projects are now in the early stages of development within East Argent. There are two joint ventures with a prominent area developer, the Reed Development Group (one a visionary master-planned community by Argent Land Holdings, LLC and the Reed Group, and another to build approximately 1,000 homes for national and regional builders). In addition, two large multi-family parcels are under contract—a new 40,000-square-foot regional YMCA facility is planned to be built on land donated by affiliates of Preserve Communities, and a state-of-the-art assisted living facility is in the planning stages, as well. It is also anticipated that a major regional grocer will be building a supermarket on the parcel they have owned since the mid-2000s at the project’s entranceway located on Hwy 170.</p>
<p>Overall, there are plans for over 4,400 residential units of development that have been contracted for, or are in the process of being contracted for, in the last six months alone.</p>
