Given that Alpine County is 96% national forest, and of the 4% that is privately owned, very little is or can be zoned for denser residential or commercial development due to the tight growth restrictions in the County Master Plan, this was a unique and rare opportunity to acquire densely entitled land in an area of California with very little density available.
The site location is just outside the Markleeville city limits, with direct access on the main state highway that runs through the center of town. Situated near the California-Nevada border, Markleeville has an undeniable small-town look and feel yet its proximity to major population centers and local attractions is quite impressive.
The site is easily accessible, beginning at State Highway 89 at an elevation of 5,500 feet and gradually climbing to a peak elevation of nearly 6,700 feet, providing spectacular short- and long-range views of the snow-covered caps of the surrounding Sierra Nevada mountains. There is a significant existing network of compacted dirt and gravel roads that will ultimately form the basis of the land plan in terms of future lot and amenity locations. Aside from these roads, there is nothing else on the site in terms of existing infrastructure. The topography of the site presents both sloped and level terrain areas and overall offers a nicely suitable palette for real estate development.
The town of Markleeville, located just inside the California-Nevada border on State Highway 89, is a short thirty-minute drive from the southern shore of Lake Tahoe, arguably one of the most beautiful lakes in the United States, offering a seemingly unlimited opportunity for year-round indoor and outdoor endeavors to enjoy. It’s also 30 minutes from Kirkwood, one of California’s best known and best loved ski resorts and 40 minutes from Carson City, the state capital of neighboring Nevada and an emerging entertainment and cultural center of over 55,000 people. Surrounded by renowned fishing, hiking, mountain biking, camping and snowmobiling opportunities, Markleeville and Alpine County attract a steady flow of visitors year-round, most of whom come from the San Francisco Bay Area, Sacramento and Reno.
According to the U.S. Census, Alpine County covers 743 square miles, yet approximately 96% of its area is government-owned National Forest, which is the highest percentage of any county in California. The population of Alpine County is 1,175, giving it the distinction of being California’s least populous county. Markleeville, the county seat, has a population of approximately 200 people.
